Why Your Auckland Property Isn't Selling - 3 Reasons You Should Consider

Selling a property can often be a long, drawn-out process. Even in the current hot Auckland real estate market, it can take weeks or even months to find the right buyer for your home. If you’ve been trying to sell your property for some time now and have yet to receive any serious offers, there’s likely something wrong with either your listing or the way you are marketing it. Let’s take a look at three common reasons why your Auckland property isn’t selling and what you can do about them.

Reason #1 – Poor Pricing Strategy

One of the most common reasons why properties don’t sell is that they have been overpriced. Many sellers make the mistake of asking too much for their home or setting their expectations too high when it comes to how much they should get for their property. To ensure that you get a fair price for your home, make sure that you research comparable properties in the area and set your price accordingly. Additionally, if you are working with an experienced real estate agent, they should be able to provide you with accurate pricing advice based on their knowledge of local market trends.

Solution: Auction. Especially in the apartment market where there are possibly other units in your building up for sale at the same time auction is the way to go. Auction will pull the best possible price from the market and you are able to make a call on the spot as to whether that is acceptable to you. Either way you will know that is what the market will pay for your property at that time.

Reason #2 – Lack of Marketing Effort

If no one knows that your property is up for sale then it won’t sell! This is why it is so important to ensure that you are using all available channels when marketing your property. That means posting listings not just on traditional real estate websites but also on social media outlets as well as through email campaigns and other digital marketing efforts. Furthermore, if possible, consider hosting an open house where prospective buyers can come and view the property in person before making an offer. These are all great ways to ensure maximum visibility for your listing and attract more potential buyers who may be interested in purchasing your home.

Solution: City Sales Marketing Package. Our marketing packages are designed to be cost effective yet pack punch. Multipeak strategies mean your property is seen by more people over a longer period of time giving you a larger prospective buyer pool and better prices. We have consistantly set the best prices in buildings throughout Auckland and will continue to do so!

Reason #3 – Poor Presentation  The way in which you present your home can also have an impact on whether or not people will want to buy it. Make sure that the photos used in the listing show off all of its best features while also highlighting any unique aspects such as outdoor spaces or special amenities like a pool or hot tub. Additionally, make sure that the interior of the home looks tidy and inviting by removing clutter, staging furniture properly, and ensuring that everything looks clean and well maintained prior to taking photos for the listing. All of these small touches will help give potential buyers a better idea of what life could be like living in this house if they were to purchase it from you!

Solution: With tenanted apartments this can be trickier but we've also got tricks up our sleeve. Options range from bribing and helping tenants to tidy up to virtual staging of the property. Alternatively if selling a property most likely to be purchased by investors or traders, the property looking a little dull can actually help you grab the interest of buyers. We have made waves with our "It's Awful" campaigns pulling viral levels of interest and matching sales prices.

No one likes seeing their property sit unsold while other homes around them seem to be flying off the market quickly! However, if yours isn’t selling then chances are good that there is something wrong with either how it has been priced or marketed - both of which can easily be fixed with some work on your part! By understanding why Auckland real estate isn’t selling quickly enough and taking steps to address those issues head-on, there’s no reason why yours shouldn't soon join them in finding its rightful owner!
